Based on figures released from our local Spokane Multiple Listing Service, the average sales price as of January 31, 2010 was $175,605. The average sales price changes each month based on the sales for that particular month. In 2009, the average sales price was $206,303. At the end of January, 2010, there were 2,828 homes for sale. This represents an increase in the number of homes available at the end of 2008. With the extension of the First Time Home Buyers Tax Credit and the favorable interest rates today, it is a GREAT time to buy. Some sellers may also take advantage of a tax credit if they choose to purchase a new home in the first quarter of this year. For both credits, the home must be under contract by April 30 and the transaction must close by June 30. If we compare the January 2009 average sales price ($205,845) to the January 2010 average sales price ($175,605) there was a 14.6% decrease. In some price ranges, the average price increased during the course of the year, however, in the higher price ranges, $300,000 and above, we experienced a steep decline in the average sales price. All these numbers mean it's a great time to buy, especially if you're looking in the higher price ranges. The mortgage lenders we work with at City Group tell us that mortgage funds are available at very attractive rates, some still under 5%. Our clients with responsible credit are getting the loans they need to assist with the purchase of the homes they want.
